Is this community controlled by covenants?
Yes.  Prior to purchasing property within the community, you may wish to seek legal counsel to be sure you understand the covenants and how they apply to your property.

Are there building and architectural restrictions in Buck Mountain?
There are detailed Architectural Guidelines that control what structures are acceptable and provide information on proper materials, color, size, quality, etc.  These Guidelines are maintained by the Architectural Review Committee who has full and final authority over what is permissible on tracts within the community.  Property owners must apply to the ARC for approval BEFORE beginning any project including significant clearing of land.  The purpose of the ARC Guidelines is to protect property values and ensure the Buck Mountain community remains a pleasant and attractive place to live.  Please be aware that Buck Mountain is a residential community governed by a Board of Directors and Guidelines and restrictions to maintain a certain quality of life and environment.

What are the annual dues assessments for members of the community?
For 2024, annual dues are $1,150 for lots with houses, and unimproved lots are $575 per year.  The dues levels are set each fall by the Board of Directors for the upcoming year.  Dues can be expected to continue to rise each year 3% to 5% to keep up with inflation and the cost of maintenance.

How many homes and lots are on Buck Mountain?
There are 260 homes (full shares), and 279 unimproved lots (half shares).

How is Buck Mountain Governed?
Buck Mountain is self governed via Board of Directors.  Board meetings are open to all members, and significant decisions require a two meeting Board discussion.  Changes to covenants require a 2/3 vote of all members. 

What is the Financial Stability of Buck Mountain?
Buck Mountain is in an excellent position financially with an annual budget of $500,000 and a dues collection rate of 97.5% (2023).
